How Top Realtors use Facebook

  1. Visuals

Over the 12-month analysis of how real estate agents use Facebook, one thing was evidently clear; visuals are key! This may seem like old news, but what is interesting is the difference of effectiveness between each type of visual post. 

Articles 

  • Though articles (about interior design, new trends, etc.)are important to share, you will have an increased engagement rate if you post other visuals as well such as an accompanying image or video. According to the report, almost 35% of real estate agents frequently post articles on Facebook that receive over two times less engagement than video and about four times less engagement than photos. 
  • Key Takeaway: Use photos when posting articles! It will look more aestheticallypleasing and make your readers more inclined to read the article. 

Video:  

  • According to the report, top real estate agents only post video content about 7% of the time. Though 7% may seem like a low number, it is most likely do to how time consumingand sometimes tedious video content can be to create. Don't be discouraged, though, because videos receive about double the engagement rate as articles do. 
  • Key Takeaway: Don’t be afraid to try more video content! 3D videos, virtual tours, and live home tours are all great examples of types of videos that can increase your engagementrate on Facebook. 

Photos: 

  • According to Shotzr, "photos are king!" The statistics speak for themselves. As reported by Justin, photos receive almost two timesmore engagement than video and about four times more engagement than articles. 
  • Key Takeaways: Photos are not only great for visual content but also forthe localized images you can use to segment your market. Use photos when posting on Facebook to receive more comment, likes, and shares.

The 6 Top Topics posted by Top Real Estate Professionals on Facebook: 

  • Listings
  • Neighborhoods
  • Inspirational Quotes and Pictures
  • Decorating
  • Advice
  • Other miscellaneous content

According to the Shotzr report, though posts about listings and neighborhoods are most frequent and do receive decent engagement, realtors neglect to post about one of the most engaging content topics. Only 4% of real estate professionals post about holidays on Facebook, a content topic that receives the most engagement of all other topics, next to listings.  

There's good news! At rezora, we are constantly writing ideas for holiday content for our readers to use and put into their calendars. It doesn't always have to be popular holidays like Christmas and Halloween. Try sending localized holiday content such as Bring Your Dog to Work day on June 22nd or International Joke Day on July 1st!

  1. Time is Money!
  • According to the report, you should be posting on Facebook 5 times aweek, between 5pm and 10pm. Nassir also reported that most of the top realtors consistently post between 10am and noon. Ironically, the top performing posting time waaround 7:00 - 8:00 PM; posts at this time of the evening did 5X better than posts made at noon!
